lot.  We would like a house with charm either on the inside or outside or both.  We
don't want to live in a new housing development.  An older established neighborhood
is preferred.  We would even be open to a downtown neighborhood with character (must
be good neighborhood as we have two small children) if walking distance to a park
and lots of mature trees...

I know it seems as though we are asking for a lot, however, I want you to know what
we like, of course there is room to bend if we don\'t find that perfect house.

We own a home in CA.  We are looking to buy something under $215,000.  I have looked
online and found houses under 200,000 that fulfill my description, but I am not sure
about the neighborhoods they are in.  We don't mind a superficial fixer-upper
(paint/carpet), but don't want a house that is in serious need! Please e-mail me if

unless you have loads of time and \"alternate\" sources of transportation.

I would like to know what is out there from 10K to 150K, and 45 minutes (summer)
drive from the Capitol.
